Broadgate Financing: Re British Land and Blackstone Announcement of Intention to 
                      Develop New UBS Building at Broadgate 
 
 
Broadgate Financing notes British Land and Blackstone's announcement stating 
that Bluebutton Properties has entered into exclusive non-binding heads of terms 
to construct UBS a new building on the site of 4 and 6 Broadgate, thereby 
retaining UBS as a key occupier on the estate. 
 
Bluebutton Properties is a 50:50 joint venture company between British Land and 
Blackstone funds, the parent company of the group which owns the Broadgate 
Estate. 
 
Broadgate Financing also notes the statement by British Land that there can be 
no certainty that a binding deal will be signed. 
 
Broadgate Financing confirms that it is evaluating the various options under the 
terms of the securitisation.

Bluebutton Properties Ltd 
Bluebutton Properties was established in 2009, and is a 50:50 joint venture 
between British Land and Blackstone funds. Bluebutton Properties is the parent 
company of the group which owns the Broadgate Estate, one of the premier City of 
London office estates, consisting of 16 buildings covering 4.4 million sq ft of 
Grade A office, retail and leisure space. 
About Broadgate Financing PLC 
In March 2005, Broadgate Financing PLC, then a newly established ring fenced 
subsidiary of British Land issued GBP2.08 billion of Bonds supported by the cash 
flows from certain properties within the Broadgate Estate in the City of London. 
In November 2009, British Land sold a 50% stake in the Broadgate Estate to 
Blackstone. Since that date, the group of companies which own the Broadgate 
Estate has been held by Bluebutton Properties, a 50:50 joint venture between 
British Land and BRE/Brick Limited.  BRE/Brick is owned by Blackstone funds. 
The properties currently securitised are: 1, 2 and 3 Finsbury Avenue; 1, 2 and 3 
Broadgate and Broadgate Circle; 4 Broadgate, 6 Broadgate; 8-12 Broadgate and 100 
Liverpool Street; 135, 155 and 199 Bishopsgate; Exchange House; 10 Exchange 
Square; 1 Appold Street; Broadwalk House and the Broadgate Club.
