BOARD CHANGES

BOURNE END PROPERTIES PLC ("BOURNE END" OR THE "COMPANY")

Following the announcement on Monday, 29 January 2001 that the recommended cash
offer on behalf of BEP Acquisitions Limited for Bourne End has been declared
unconditional in all respects, Peter Kasch, Matthew Green, Nicholas Tribe and
Charles Lee have been appointed as executive directors of the Company.

Charles Lee was until 11 September 1998 a non-executive director of Tops Estates
Plc.  Other than this there are no details to be notified in connection with
these appointments pursuant to paragraph 16.4(a) or paragraphs 6.F.2(b) to (g)
of the Listing Rules.
