BRIXTON GROUP COMPLETES #73M PORTFOLIO ACQUISITION

Following the announcement made on 25 October 1999 the Brixton Group
confirms that it has completed the acquisition of 14 industrial estates
for #73million from the Moorfield Group PLC.

Brixton Estate plc has acquired directly 8 industrial estates for
#41.175m with the Equiton Industrial Partnership (Equiton) acquiring 6
estates for #31.825m.

Equiton is a 50:50 limited partnership between Brixton Estate plc and
the Equitable Life Assurance Society.  This is Brixton's second limited
partnership with Equitable and its third such joint venture vehicle this
year.
