Issue of Equity


Sheffield United plc ("Sheffield United" or "the Company") has issued 66,666,666
new ordinary shares of 10p each (the "new shares") conditional on the new shares
being admitted to trading on AIM.


The new shares have been issued pursuant to the conversion of the #10,000,000
Floating Rate Secured Subordinated Convertible Redeemable Loan Notes 2007
("Convertible Loan Notes") which were issued to the Scarborough Investors, a
group of investors comprising Scarborough Property Company plc, SDG Caledonia
Limited and SDG Property Holdings Limited. Subsequent to their issue, one third
of the Convertible Loan Notes have been transferred from SDG Caledonia Limited
to Wheatsheaf Park (Staines) Limited and one third of the Convertible Loan Notes
have been transferred from SDG Property Holdings Limited to SDG (Properties)
Limited. Additionally Scarborough Property Company plc has been renamed
Scarborough Property Company Limited. All of these companies are directly or
indirectly controlled by K C McCabe, his immediate family and/or related trusts.
The Convertible Loan Notes have been converted into new shares at 15p per share.


Following conversion, the interests of the Scarborough Investors are as follows:

Following conversion, K C McCabe has a beneficial interest in 188,964,652
ordinary shares, representing 67.85% of the issued share capital.


Application has been made to the London Stock Exchange for the new shares, which
will rank pari passu with the existing ordinary shares, to be admitted to
trading on AIM. Dealings are expected to commence at 8.00 am on 20 April 2007.


Following the issue of these new shares the Company's total issued share capital
will be 278,508,005 ordinary shares of 10p each.
