The Westbury Property Fund Limited announces that it has exchanged contracts on
the acquisition of 2/18 Torrington Drive, Debden, Essex for a cash consideration
of approximately #3.25m.

The property comprises 37,110 sq ft of predominantly retail space and is
majority let to J Sainsburys Plc.

The transaction is scheduled to complete in March 2005.
