The Westbury Property Fund Limited (the "Company") announces that it has today
completed contracts on the sale of a property.

The Health & Fitness Club, Queen Elizabeth Barracks, Guildford, let to Esporta
Health and Fitness Limited, has been sold for a cash consideration of
approximately #4.66m. The Company funded the development of the property in
December 2002.
