Ziegler, a specialty investment banking firm serving ministries
across the nation, is pleased to announce the successful closing of
the Christian Heritage Assembly of God transaction. Ziegler
structured an approximately $1.9 million first-mortgage bond
financing that was distributed through Ziegler Wealth Management.
Christian Heritage Assembly of God was founded approximately 30
years ago. It is located on a 12-acre campus in Avon, Ohio. The
church serves congregants in the greater Cleveland metropolitan
area and offers many types of ministry programs including local,
national, and international missionary outreaches. The funds were
used by the church to refinance their existing debt, but at a lower
interest rate. The Ziegler bond structure allows the church to lock
in a long-term fixed rate and to have a fully amortized loan. This
allows them to avoid any future interest rate risk or refinancing
risk that is inherent with a shorter-term commercial bank credit
facility. The church has been a Ziegler client since 2001.
Scott Rolfs, Managing Director and Head of Ziegler's Religion
& Education practice, commented, "The church took advantage of
a great opportunity with the interest rate market at 40-year lows.
With this new finance structure, church management has the
strategic options either to apply future mortgage savings to pay
off their loan early or to use the savings for ministry
development."
