Interim Dividend

The UK Balanced Property Trust Limited today announces the third interim
dividend payment, for the financial year 2003/2004, to shareholders at 1.78125
pence per share paid on the following dates:

Ex-Dividend Date -     14 January 2004

Record Date      -     16 January 2004

Pay Date         -     28 January 2004

This is the eighth quarterly dividend payment from the Trust which was launched
on the 20th March 2002.
