Interim Dividend

The UK Balanced Property Trust Limited today announces the first interim
dividend payment for the financial year 2007/2008 to shareholders at 1.8750
pence per share paid on the following dates:

Ex-Dividend Date      -           11 July 2007

Record Date           -           13 July 2007

Pay Date              -           25 July 2007

This is the first interim dividend payment in respect of the year ending 31
March 2008 from the Trust.  As announced by the Board on 15 February 2007, this
interim dividend represents an increase of 5.3% over the previous interim
dividends of 1.78125p per share.
