                AGM STATEMENT BY THE CHAIRMAN - MR JOHN HANCOX
                                                                              
I said in my statement in the Annual Report that our British rental businesses
had made an encouraging start to the current year's trading and that our
British drycleaning business had had a slightly slower January, but had since
improved.  The rental businesses continued to trade satisfactorily in March
and April.  After the slow start already referred to, the drycleaning business
has now recovered to the level of last year's trading.

Our Irish rental business is trading well and is on target to be earnings
enhancing in its first full year with the Group, in line with our expectations
at the time of the acquisition.

We announced on 22 April the completion of the sale of our US drycleaning
subsidiary, Johnson Group Inc., with initial proceeds of #19.0m ($30.6m) which
has significantly reduced the Group's gearing.

We are examining a number of opportunities for growth in the future and I
remain confident that we shall achieve a satisfactory result in 1999.
